Who We Are

Community Transitions, is collaborating with home builders and general contractors to build affordable housing for sell, to lease with option to buy, and to rent. We are an Affordable Housing Provider based in Maricopa County, Arizona.


Did you know that more than 75% of America cannot purchase a home traditionally; they do not qualify, however, they pay their rent ever month on time. 


Community Transitions Affordable Housing Team, has over 40+ years in the real estate industry, as top producers in mortgage lending and credit repair, realty, architecture, wholesaling and investing in real estate.


We realize that throughout these years has lead us to NOW…  to build Affordable Housing. Building affordable housing for the median income community, to show them how to fix their credit and help them to start with lease options if that’s what they need help with. 


Our real estate experience and the things we have done effortlessly through the years, will work great with a networking program, to not only help families repair credit and buy homes, but to build new affordable homes. The real estate market has changed so drastically, we must build to keep housing affordable.


We look forward to helping with the availability of affordable housing.

  • We are a multi-service company which BUYS, BUILDS, REPAIRS, RENTS, MANAGES,  SELL, and LEASE OPTION HOMES. 


  • We work with all types of Buyers and situations. Some need time to alleviate a shortage of down payment, some need time to solve credit issues, some just want to “try-out” the house, schools or neighborhood.


  • After our Tenant/Buyers move in, we work with lenders to get them “seasoned”, so they can qualify for a new loan and then buy the property.


  • This gives us a very large pool of buyers who make great customers and allows us to help them buy and sell very quickly.

  • With 3.7% - 5% down as an Option-to-Buy Fee you can qualify for our “Homeowner in Training” Program giving you time to improve your credit and build up your necessary down payment.


  • You can earn a fixed monthly credit toward your future down payment.


  • Once your credit has improved or you have accumulated enough down payment, you can qualify for a traditional low rate bank loan or you may choose to convert to our easy qualifying “American Dream” Home Ownership Program.


  • This program is perfect for those with credit issues or those who haven’t saved enough down payment or just want to “test-out” the neighborhood, the schools or the house.


  • Requires no bank financing or bank qualifying.


  • We are not Bankers, or any other Financial Institution. Therefore, This Program is Limited by State Laws; and we close all our transactions with local escrow companies.


  • You can increase your take home pay. You get to deduct interest payments and property taxes from your income taxes. This lowers your income taxes and allows you to increase your deductions.


  • Seller Financing  - Requires 10% of the purchase price as down payment.  You can choose to pay more and that will lower your monthly house payment.


  • You can receive all the benefits of Homeownership NOW without the hassle of bank financing.

Meet the Team

Ruth Graham

After deciding what she wanted to be when she grew up, in 1987, Ruth decided that Mortgage lending was the right place for her. She was great in math and helping people. Although She used a calculator... Ruth became a Mortgage lender with Mical Mortgage and learned the ropes and went on to be one of best in the company and TOP 5 in sales within GMAC Mortgage, Wells Fargo Mortgage, Norwest Mortgage, and KB Home Mortgage, then added Realtor to her repertoire in 1995 with Community Lending and Real Estate and later to Orange County Capital and Real Estate. 

After the Big Crash in 2008, She moved on to wholesaling, investing and fixing and flipping houses.


As an Investor, I enjoy helping families become homeowners! I Buy, Renovate, Sell and Manage Single Family Residential properties. I sometimes work with Private Lenders, and Hedge Funds . I Sell with Seller Financing or Lease Options programs. I work Nationwide with a Focus on Phoenix AZ and surrounding areas. I look forward to working with you and building a great experience.

Evelyn Johnson

Evelyn Johnson, is a highly experienced and successful Real Estate investor with over 10 years of experience in wholesaling and fix and flips in the Real Estate Industry.  With a proved track record of success from managing and training.   

Evelyn develops and builds strategic partnerships with our key accounts, to drive growth for our businesses. Evelyn brings a demonstrated history of expertise in strategic partnerships, business development, account management, marketing and communications across the real estate industry. 

Evelyn spent over 20 years in key executive management roles, where she honed her expertise in delivering white-label solutions that allow organizations to tap into the stored value that exist within their bases.


W. Gary Nelson, Architect

 After high school graduation I enlisted in the USAF pilot training program and served as a fighter jet pilot for five years and enrolled in the A.S.U. five-year Architectural degree course. Upon graduation I worked for several Architectural firms, most notably Ralph Haver, for nine years and started my own firm in January of 1974 with 49 years of continuous operation. I received my State of Arizona Architectural license in 1966 and State of Nevada license in 1989. I have also been granted NCARB, National Council of Architectural Registration Board, status for 10 years. My firm’s experience is in design, planning and construction documentation has given me a wide range of projects in Commercial Office Buildings, Destination Hotels notably El Conquistador, Tucson, Arizona, Custom and Redesigning Residential Properties in both Arizona and Nevada, Street of Dreams home for the U.S. Home Corp., Las Vegas, Nevada and the Stratosphere Tower in Las Vegas, Nevada that was a 7 year on-site project. 

Colton Graham

Colton is established as a Real Estate Agent, here to work for you. Committed to being the Best. He works with lease options, rentals, investors/cash buyers, fix and flippers, wholesalers, contractors, and portfolio buyers.
